Competição entre bancos reduz juros do crédito imobiliário

Com a competição entre os bancos, em um cenário com taxa básica de juros (a Selic) no menor nível histórico, os juros do crédito imobiliário estão em queda. Entre os cinco maiores bancos, a taxa mínima varia entre 7,30% ao ano a 7,99% ao ano.

No último dia 8, após bancos privados, a Caixa Econômica Federal anunciou redução de até 1 ponto percentual nas taxas de juros para os financiamentos imobiliários com recursos do Sistema Brasileiro de Poupança e Empréstimos (SBPE). A menor taxa passou de 8,5% ao ano para 7,5% ao ano; e a maior de 9,75% ao ano para 9,5% ao ano. As novas taxas serão válidas a partir desta segunda-feira (14).

O professor da Fundação Getulio Vargas (FGV) e especialista no mercado imobiliário Pedro Seixas afirma que os bancos “despertaram” para o crédito imobiliário devido à demanda habitacional. “É uma linha de crédito que cria uma relação de longo prazo com o cliente e tem garantia real que é o próprio imóvel. É um crédito muito interessante também para os bancos e eles despertaram para essa modalidade e estão competindo mais pelo mercado”, disse.

Para Seixas, ainda há espaço para redução dos juros, não somente por influência da redução da Selic, mas também por causa da linha de crédito corrigida pela inflação, lançada pela Caixa Econômica Federal.

A nova linha tem saldo corrigido pelo Índice Nacional de Preços ao Consumidor Amplo (IPCA). Nesse financiamento, a taxa mínima é o IPCA mais 2,95% ao ano e a máxima, o IPCA mais 4,95% ao ano. Nas outras modalidades, a correção é pela Taxa Referencial (TR). “Essa inovação tem potencial de impacto muito grande na competitividade e, portanto, de redução dos custos para as famílias”, disse Seixas.

A Caixa lidera o mercado de financiamento imobiliário, com 69% de participação.

Portabilidade

Para o professor da FGV, as reduções nas taxas de juros estimulam a portabilidade do crédito imobiliário. “Os juros mais baixos tendem a beneficiar a portabilidade de contratos antigos, com taxas menos interessantes”, disse. Entretanto, antes de aderir à portabilidade, ele aconselha a analisar os custos com cartório, a taxa do contrato original e o tempo que ainda resta para quitar o empréstimo.

Taxas de juros

O banco Santander informou que iniciou a redução das taxas do crédito imobiliário ainda em 2017. Em julho deste ano, foi feito o terceiro corte, com taxa mínima chegando a 7,99% ao ano.

No final de setembro, foi a vez dos demais bancos. O Bradesco anunciou redução da taxa de juros mínima de sua linha de crédito imobiliário de 8,20% ao ano mais TR para a partir de 7,30% ao ano mais TR, com taxas válidas a partir deste mês. No Banco do Brasil, a taxa mínima foi reduzida para 7,40% ao ano mais TR. No Itaú Unibanco, a taxa mínima foi ajustada para 7,45% ao ano mais TR.

Apesar das reduções, nem sempre o cliente consegue fazer o financiamento com a taxa mínima porque o banco avalia o perfil do cliente, o histórico de relacionamento, o prazo do financiamento, entre outros critérios, para definir a taxa. Além disso, os bancos oferecem as taxas mais baixas para novos contratos ou para casos de portabilidade, que é a transferência do contrato de um banco para outro, com condições mais benéficas para o cliente.

Especialistas orientam os clientes a observarem não somente a taxa de juros, mas o Custo Efetivo Total (CET) do financiamento, que inclui além dos juros, outros custos como seguros e taxas administrativas.

Modalidades de crédito imobiliário

As principais modalidades de crédito no momento atual têm recursos captados, principalmente, dos depósitos de poupança pelos bancos e outras instituições financeiras integrantes do SBPE, composto pelo Sistema Financeiro de Habitação (SFH) e pelo Sistema Financeiro Imobiliário (SFI).

O SFH é voltado para os financiamentos de imóveis de menor valor e tem parte das unidades financiadas com recursos do Fundo de Garantia do Tempo de Serviço (FGTS). Esse sistema é regulamentado pelo Governo Federal, que estabelece condições como o valor máximo de avaliação do imóvel igual a R$1,5 milhão e o custo efetivo máximo igual a 12% ao ano.

O SFI é destinado a imóveis mais caros, sem cobertura do FGTS e sem regulamentação do governo.

Além dessas modalidades e da nova linha com correção pelo IPCA da Caixa, ainda há a modalidade Pró-Cotista do FGTS, oferecida por alguns bancos. O Pró-Cotista é uma linha de financiamento que utiliza os recursos do Programa Especial de Crédito Habitacional ao Cotista do FGTS. O programa financia imóveis novos e usados e tem prazo de até 30 anos. Para contratar um financiamento nesta linha, é preciso ter conta ativa no FGTS e um mínimo de 36 contribuições. Caso a conta esteja inativa é necessário ter saldo superior ou igual a 10% do valor do imóvel.
